Job Description

Reports To: Project Executives

Responsibilities:

**Coordinate internal resources and third parties/vendors for the execution of projects
**Ensure that all projects are delivered on-time, within scope and budget
**Report and escalate (“issues and potential risks”?) to management as needed
**Identify and resolve issues and risks
**Track deliverables
**Support and direct team
**Plan and implement projects
**Maintain project objectives

**Create and maintain comprehensive project documentation
**Oversee strategic plan, monitoring and adapting as needed
**Oversee project design and engineering consultants
**Lead quality assurance efforts and implement quality control protocols

**Define tasks and required resources
**Participate in project diligence efforts during predevelopment
**Manages resources to ensure schedule is on track
**Recruit and hire necessary staff
**Lead meetings and set expectations for project team
**Maintain project development budget and cash flow analysis
**Create project predevelopment and development schedules including the identification of critical path tasks and long lead time materials that have the potential to create delays. Schedules to include durations and approval milestones related to governmental permitting and required approvals.
** Identify and create written scopes of work for trade contracts during the procurement phase of the projects.
**Analyze subcontract proposals and negotiate subcontract values
**Establish protocols including contractor bid submission, payment requests and “punch list” creation and execution, change order submission and approval and contract closeout procedures
**Evaluate and assess results of projects

Requirements:

**Knowledge of techniques and tools
**Proven work experience as a project manager (10 years)
**Excellent written and verbal communication skills
**Solid organizational skills including attention to detail and multi-tasking skills
**Solid construction background, with understanding or hands-on experience in land development.
** Needs to have their own car.
**Full Bilingual (Eng/Spa).
